Couch:  IKEA KIVIK sofa and chaise in Tenö light gray.

IKEA’s KIVIK sofa and chaise has a modern look with a comfortable feel. The light Tenö Gray color is a great neutral color. Much better then beige.  Even though this woven texture is beautiful to look at it feels slightly scratchy.  The couch seems very comfortable and you can sink right into it.  Which is great for laying down watching TV but not so great for back support, however, there are many lumbar pillows out there that can solve that. One other thing to keep in mind is the height of this couch it does sit a little lower than others so you must be careful when pairing with other furniture.

Overall I liked the couch however my boyfriend just couldn’t get past the texture of the cover and I wasn’t interested in any other covers.  So we had to pass on this IKEA couch.

Ottoman: IKEA KIVIK footstool with storage in Tenö light grey.  $199.00

I love an ottoman instead of a coffee table.  You can move it up to have more lounge space or place a serving tray on it to hold your drink. The KIVIK footstool is great because you can hide your extra blankets and game remotes in.

Chair: This Black Linen slipper chair with signature pillow was found on Overstock.com. If you think a chair with arms would be a little more comfortable you may want to try the Trafalgar Arm Chair.

Shelf: 18” ladder bookshelf in black finish from Amazon. This shelving is also available with an espresso finish or if you have a larger space you may want to consider the 30” ladder shelf.  If these options are out of you budget IKEA’s LERBERG Shelf unit in grey is a steal for $19.99.

Lamp: We found this BAROMETER floor lamp at IKEA. If you don’t have an IKEA close by here is similar option from Bellacor that you can purchase online. EGLO Halva

Mirror: The mirror in this picture was purchased from Target many years ago and has been hiding in our closet. I don’t believe target sells this mirror any longer. If we didn’t already own this mirror I probably would have purchased  the Hollister square mirror on a walnut frame.

Curtain:  This ANNO LJUV Curtain Panel in white from IKEA. If you don’t have an IKEA close by you can always try Ebay.

Tray: Clava Black Leather Serving Tray. Or for a little more fun you can try this black serving tray with your personal photos.

I also wanted a room that was comfortable and relaxing yet elegant. So I chose oversized furniture for comfort and rich fabrics and patterns to showcase elegance.

Here is a list of 10 make over ideas for your mirrored closet doors.

1. Use a curtain

This one is probably pretty obvious it seems to be the most common fix. You can remove the doors and in its place hang some curtains but there are several ways you can go about doing this. One option is leave the glass doors and hang sheer curtains in front then accent with light to glare off the mirror and shine behind the sheers.  Try using curtain panels on a hospital track for a clean look.  My favorite option with hanging a curtain is hang it across the whole wall or at least a good portion from ceiling to floor.

2. Frosting

A frosted glass look can be achieved in several ways. One is with a frosted vinyl film that can be applied directly to the mirror the great thing with film and can be cut to achieve your desired look. Then next option would be a frosted spray paint with this you can apply different coats till you get the desired effect.  The next option would be etching acid this can be permanent and is very strong so be sure to take the proper precautions before applying this cream.

Keep in mind that there are different shades and different textures to choose from with these products. You can cover the whole door or be creative with design like they did on HGTV by adding some trim to create a shoji- style closet door.

3. Vinyl Decals

Decals have become very popular for wall coverings. There are many options available to you as many stores carry decals for your walls with designs or even sayings. Decals can also be personalized with your own sayings or photos. Most decals are intended to be applied to the walls as these can be applied to glass they may be hard to remove however, if you search there are decals that are designed just for mirrors and glass.

4. Paint

Add some color by painting on your mirrored doors. There are in fact paints made for glass the most popular seems to be a perm enamel paint. Another option is going with acrylic paint. If you choose a regular acrylic paint and want that paint to stay its recommended to seal it with a clear acrylic sealer.

5. Shades

Remove your closet doors and add some roman shades or bamboo shades to cover your closet. With light behind the shades it will give off a beautiful effect.

6. Fabric

By using some fabric panels and Velcro you can give your closet doors a new look and add some color and style to your room. With so many shades and prints the possibilities are endless.

7.  Paper

Add some paper to your closet doors. Choose a wallpaper with your favorite design. Try some contact paper that you can just peel and stick (can even alternate several to create a personalized design). You can even add some rice paper for a more authentic shoji-style.

8. Just paint the frame

Remove your closet doors and tracks all together. You can use the closets space for a built in desk or entertainment stand. Depending the size of your closet you may even be able to fit a wardrobe in its place.

10. Flip the doors over and redo the back

Completely redo your doors with a blank slate on the backside. Try adding some wood for the trim and a curtain as the center piece as seen below.

One thing to keep in mind is if you plan on selling your home soon your style may not be the style of the buyers. So if you would like to keep your mirrored closet doors in tact just take them out of the tracks flip them over slip them back into the tracks and then just decorate the back side. If you remove your closet doors all together you may want to consider holding on to them for the future. I’m not saying hold on to them in-case they come back in style, I’m saying hold on to them in-case a buyer or a landlord wants to know where the doors are

1. Paint

A fresh coat of paint can go a long way. Not all of us have a lot of wall space in our kitchen so you may just conciser painting those cabinets. Painting your cabinets can change your kitchens appearance and if this is a project that you plan on tackling yourself you can save thousands of dollars. It does take some time and hard work but if you want an updated kitchen for little money painting your cabinets will be a step in the right direction. Be sure to do your research first and don’t forget some good cleaner, sand paper and primer.

2. New hardware

Just by adding some hardware to your cabinets you can add some style. Adding hardware can be one of the least expensive updates you can make. While your changing or adding hardware to your cabinets you may want to consider adding some matching outlet covers while your at it.

3. Change the lighting.

Updating a light fixture may not be as expensive as you would think.   If you have an out of date chandler over your dining room table cruse your local home improvement store. Must chandeliers would run $30 – $100 dollars and will make a drastic change. Other lighting fixtures can cost you as little as $15. So I think that is well worth making that change!

4. Add a backsplash

Adding a backsplash  not only protects your walls and makes for easy clean up but it also adds a custom look to your kitchen. There are so many options out there that include peel and stick tiles, glass tiles, ceramic tiles, tin tiles,  stainless steel sheets just to name a few.

5. Update those appliances.

By updating your appliances you can update your kitchens appearance and save money on your power bill. Change out those old ones to a nice stainless steel. If stainless is out of the budget opt for black or white but try to stay away from bisque colors as they seem to be a color of the past. If all new appliances seem to be out of the questions then maybe consider adding one. Replace your old range hood with a under cabinet mounted microwave hood combination.  This will give you and updated look and clear up some counter space. Be sure to do your research, measure and check for your electrical before making this decision.

First think of your theme. Are you thinking beach theme? A french shabby chic theme? Rustic? or an Andy Warhol theme? There are so many options out there but, if you cant think of a theme no worries maybe you have a favorite color that may just be a bit much for a larger room but perfect for your bathroom. Maybe you seen a color that just seems soothing and relaxing to you and you would like to try it out before fully committing to it in another room.

Now that you have your inspiration how are you going to showcase it? Is it going to be in your paint or in your accents such as a shower curtain, towels, and pictures?  If you plan on bringing it out in your accents then I would suggest more of a muted wall treatment.  If color is your theme try playing with various shades. Perhaps lighter walls and darker textiles or vice versa.

A few suggestions for painting:

• If you are always changing your theme and decor in your bath, I would suggest sticking with a neutral tone of paint.
• When painting remember its OK to paint just one wall as an accent w
• Consider adding wainscoting instead of painting the entire wall.
• If you need to remove a medicine cabinet score around the edges first.

A few suggestions for added details:

• Add a frame to your mirror. Add some trim around the edges or a frame right in the middle.
• A basket with colorful rolled up hand towels and wash cloths can fill in some empty space.
• Layer your decorative towels with hand towels and wash cloths for a more finished look.
• Hang a shelf to display some accessories.
• Create a basket with all those little bottles of shampoo, conditioner and soaps that you get from your hotel stays for guest to use while visiting.

Add your final touches to set the ambiance of the room with lighting and scents.   If your lighting is to bright and harsh add a small lamp to your vanity or add some candles. Add your favorite scents with potpourri, oil diffusers, or more scented candles.

Look around fall has so much inspiration to offer. The pumpkins on your neighbors porches, the leaves on the trees, The hay and mums on a hay ride. Here are a few tips on bring those touches of fall in.

Glass Jars and Vases

Add some fillers to your glass jars and vases such as leaves, cinnamon sticks, wine corks, candy corn and apples.

Candles

Add some candles not just for the decor but for those fall scents as well. Candles come in such a large variety of scents many that relate to the fall season such as pumpkin spice, cinnamon, cranberry, fall harvest, clove, gingersnap, caramel apple, apple cider, and pumpkin pie just to name a few. You can add your candles in decorative holders that will show off the fall tone

Wreath

Add a fall wreath to your door, wreath hanger, or over a mirror. During this time off year you can find so many fun wreaths or you may want to even consider making one of your own.

Centerpiece

Create your own fall centerpiece. Remember a centerpiece doesn’t have to go on the dinning room table. Use items such as wheat, dried flowers,

mums, pumpkins, leaves, branches, apples, and raffia ribbon.

Fabric

Add some pops of color through fabrics. Add a throw to your couch or some decorative pillows.  Add a runner or place mats to your dinning room table. Add colorful bedding to your bedroom.

Light

Open your curtains and blinds to the beautiful view of the leaves changing color while letting in some rays of light.

Tip #1 Remove your personal taste

It helps to remove your personal style from your home to make the house appeal to more of a general market. This includes taking down personal photographs as these can be distracting to potential buyers as they may be more focused on who lives in this home instead of the house itself. Other items that should be removed are those of personal views such as politics and religion you don’t want your buyer making a decision based on your views.

Tip #2 Remove clutter

Get a head start on packing! Pack up those dvds, books, magazines, old exercise equipment, and nick knacks. In this case less is definitely better. If you don’t need all your kitchen appliances pack them up and showcase the counter space. By removing clutter your buyers will be less distracted and the house will appear larger, brighter, and cleaner.

Tip #3 Clean

No one wants a dirty home, and no one wants to buy someone else’s dirty home. Remember you’re trying to appeal to a large market this includes clean freaks. I don’t think anyone would complain about a house being too clean but some may be turned off if it’s not clean enough. So if your carpets are a little dirty get them cleaned. Also keep in mind some potential buyers may have allergies so if you have pets be sure to keep up after them.

Tip #4 If something’s broke fix it.

No body wants to think about the improvements they are going to have to make to turn a house into their home. They are probably already thinking of things to change so this may just add to their list and when a list gets to long it could be a turn off. Not to mention when potential buyer sees improvements that has to be made they immediately think money that will come off of your offer. And in their mind they may believe that it will cost allot more then it really does

Tip #5 Curb Appeal

Make it clean and inviting.  Unfortunately some people do judge a book by its cover. Same goes for a house. If you already do your lawn care kudos to you. If not remember no one wants to be the ugly house on the block. I’m not saying that you could go out and put in new landscaping but take the time to cut the grass, trim the bushes, and pull the weeds. If the front still looks a little bear add a couple potted plants on the patio or both sides of the walkway remember you can take them with you when you leave. If the exterior is looking a little faded you may want to add a fresh coat of paint to the shutters and front door. Hows your lighting? Most time a potential buy will drive by to take another look and to see how the neighborhood is when everyone is home. So keep your lights on to showcase your exterior.

Tip #6 Paint

A fresh coat of paint will give a room an instant inexpensive face lift. Color can be fun but as a suggestion if you’re not a professional and just not sure keeping in neutral is a safe bet. No ever one might like a blood red color but with a neutral pallet they see it as something they can live with even if they decide to paint later down the road when they have more time and money.

Tip #7 Upgraded

There are some cheap upgrades you can make to a home that can make big impact. Look at your finishes. Do you need new hardware? How about lighting if you have an out of date chandler in the dinning room replace it for under $100 it could make a huge change to the room.  When I sold my 1st home I even put in new appliances that completely updated my kitchen grant it I got a great deal from a model home sale but its good to keep your eyes open for deals like this that can help you add some upgrades for little money.

Tip #8 Highlight your homes features

Do you have a fireplace? Don’t block it with furniture make it a focal point. Do you have a beautiful view? Open the blinds for potential buys to see. Remember when you bought this house what sold you?  What features stood out most to you? Is there an amazing feature in your home but not up to par it may be worth putting in some work on that feature.

Tip #9 Set the mood

When you have a potential buyer coming to view the home make sure the atmosphere is welcoming. Check your lighting, if it’s to dark open your blinds and let in some natural light. Instead of turning on the harsh over head lighting I usually turn on an accent light like the lamp on the entry table and the built in lamp on the microwave.

Now how does the house smell? Hopefully clean Many real estate agents believe in creating that homely scent with baking cookies before potential buyers arrive. I don’t think you have to go that far besides you don’t want them to think you’re trying to impress them. However you may want to add some plug-ins or air diffusers. I don’t recommend candles because of course you don’t want to leave them unattended.

Music can be very soothing. If you want some music playing you’ll want to keep the volume low so its only background music. Remember not everyone loves hard rock, rap, or country. Try to keep it soft maybe something like light jazz.

Tip #10 – Get Out!

When you have a potential buyer coming to view your home get out for awhile. The fact of the matter is a potential buyer may not feel comfortable talking and asking questions in front of you. Also potential buyers may walk around several times trying to envision them selves living in the house.

Keep in mind that not everyone has the same taste, and you cant always satisfy everyone. So do your best to impress the largest market as possible. Keep the potential buyers focal on the house and not on you and your lifestyle. Remember that when they our viewing your house they are trying to envision that house as there home so lets not distract them.
